What the credit minimums are, and how the desk reads them

Credit minimums vary by program. Here are the published figures, how scores between 600 and 660 are handled, and what else the desk asks about borrowers.

A score scale from 600 to 750 with a pink band from 600 to 660 labeled case by case, and markers at 660 for Fix & Flip, 680 for Ground-Up and 725 for Multifamily 5+.

Credit is one of the first things investors ask about, so here are our published numbers.

The published minimums

  • 660 minimum FICO on Fix & Flip, which is also the general floor
  • 680 on Ground-Up Construction
  • 725 on Multifamily 5+

Scores from 600 to 660 are considered case by case.

No credit pull at the scenario stage

You do not need to pull your credit to send a scenario. There is no credit pull at that stage, and nothing is committed on either side. If your numbers and the minimums are close, send the deal and the desk will talk it through.

The guarantor

Our requirements state that at least 51% of the entity must guarantee the loan.

Foreign nationals

Foreign nationals are eligible with a valid passport, a valid US visa, and US credit where a personal guaranty is used.

Credit is only part of eligibility

Experience matters too. First-time investors are eligible, with caps of $100,000 on the renovation budget and 25% of purchase price.

Program figures are indicative only and subject to complete documentation, underwriting, appraisal and final credit approval. This post is general information, not financial or legal advice.
