How big can the loan be? Loan sizes by program
Minimums, maximums and the pre-screen for loans above $1,000,000. Here are the published loan sizes for each RED program.

Before you build a deal around a loan amount, check the range for the program. Here is where each one sits.
Loan sizes
- Rental Loan (DSCR): $75,000 to $2,000,000 for a single rental.
- Rental Portfolio: $50,000 minimum per property, $72,000 minimum property value, and $2,000,000 maximum per loan.
- Fix & Flip: $50,000 to $1,000,000. Above $1,000,000 goes to an underwriter pre-screen, up to $3,500,000.
- Stabilized Bridge: $50,000 to $1,000,000. Above $1,000,000 goes to an underwriter pre-screen, up to $3,000,000.
- Ground-Up Construction: $50,000 to $1,000,000. Above $1,000,000 goes to an underwriter pre-screen, up to $3,000,000.
What the pre-screen means
On the short-term programs, a loan above $1,000,000 starts with an underwriter pre-screen, not a quote. If you are working at that size, send the scenario early so we can tell you if it fits.
Small balances
On the Rental Loan, leverage is capped at 75% where the unpaid balance is under $100,000. On Fix & Flip, interest accrues as funds are disbursed on loans of $100,000 or more. Below that, interest is charged on the total loan amount.
Fees
The Fix & Flip, Stabilized Bridge and Ground-Up pages publish a maximum of 5 total points on the transaction. Pricing is quoted per deal, so we do not publish a rate.
What to do
Check your loan amount against the program before you go under contract. If a deal sits near a limit, ask us first.
What to send us
The program, the property and the loan amount you have in mind. Send it as a scenario. It is a preliminary inquiry only. Pricing is quoted per deal.
